1. Why should I purchase a new construction home as opposed to buying an existing home?
Building your own home allows you the opportunity to personalize your home by selecting the options that fit your needs. Building also ensures that your home has all the latest technologies and building techniques – making it as up-to-date as possible. Everything is new so there are no worries about replacing aging items. In addition, a newly constructed King’s Court home also comes with a two-year warranty.
2. Can I use my own lender?
You can use your own lender or we can refer you to one.
3. How long does it take to build?
The construction time frame varies depending on your needs. Please ask your New Home Consultant for the current build time in the neighborhood you’re interested in.
4. If we don’t have time to build, do you have homes available immediately?
Yes, we try to have a variety of “Move-in Ready Homes” in each of our communities. Please contact the New Home Consultant for details or visit our web site’s “Move-in Ready Homes” for current information and photos.
5. Can we make custom changes?
As a design build firm, all of our homes are custom and are as unique as our homeowners. However, we have a variety of popular floor plans for you to build or to use as a starting point as you design your home based on your family’s lifestyle. We can also start from scratch to design your new home…just for you! Your New Home Consultant will be happy to answer questions regarding the customization of your home.
6. Can we make changes after the home is started?
We understand that changes are part of the building process. We have a very liberal policy allowing change orders after the home has begun and we do not charge a fee for processing change orders. We do however ask our homebuyers to understand that change orders require lead time to price and process.
7. What kind of warranty comes with the houses?
We are confident in the quality of our homes so we offer a two-year in-house warranty. Two weeks before your closing you will have a homeowner orientation/walk-through with a King’s Court representative who will continue to work with you throughout your warranty period.
8. Who will help us make our selections?
Your New Home Consultant will guide you through the selection process and you will meet with professional cabinet, flooring and lighting designers to help you make your selections.
9. Are the home sites included in the base price?
Yes, a standard home site is included in the base price of our homes. Other home sites are also available in each community and vary by location. Some communities offer home sites with water views, walkout or lookout basements.

Since 1986 King’s Court has built homes for over 1,100 families, which includes many repeat buyers. 12. What is an electrical walk-through?
An electrical walk-through provides homebuyers an opportunity to walk through their home with the electrical contractor. This occurs at the electrical rough-in stage and allows the homebuyer a final opportunity to select and approve final locations for switches, outlets, recessed lights, etc. – per code.
